Tropicana Corporation Berhad Annual Report 2021

138 139 Annual Report 2021 TROPICANA CORPORATION BERHAD SUSTAINABILITY AT TROPICANA Energy Efficient Building Features When building construction has completed and commenced its operations, several key processes contribute to high energy demand such as lighting and cooling features. While we are unable to control direct electricity consumption at residential properties that have been handed over to our purchases, the commercial buildings we manage and public facilities at our residential projects are monitored for its electricity usage to avoid excessive wastage. The Group strongly advocates for innovative building designs that facilitates energy conservation by reducing dependence on grid electricity and promoting natural ventilation and lighting. Below are the key energy efficient features installed across our projects: Natural ventilation design for cooling feature LED light fittings for street lights, facilities, car park and common areas Low-E glaze installation and roof insulation to reduce building cooling load* Timer control for certain light fixtures at public spaces Architectural passive design to optimise the use of natural daylight Lifts with regenerative features* Sensor-based escalators that only operates when foot traffic is detected** Motion sensor controlled lighting at stairways** *Features installed at Tropicana Gardens & Tropicana Miyu projects only **Features installed at Tropicana Gardens projects only 14,543 2,488 Mall Office FY2021 Electricity Consumption (MWh) As responsible corporate citizens, Tropicana is aware of the environmental impacts resulting from our core operations. We inevitably utilise raw materials to construct buildings on our land banks which impacts the natural environment to a certain extent. To minimise this, strict adherence to regulatory requirements outlined by relevant governing agencies is applied across all our development projects. This measure is supported by sound environmental management practices throughout the construction phase and green building features installed once our buildings begin operations. The Group further aims to address risks associated to climate change by progressively identifying and applying measures that sustainably protects our land bank biodiversity, minimise sources of pollution and reduce carbon emissions in the areas we operate. ENVIRONMENTAL AWARENESS Energy Efficiency FY2021 saw calls for climate action grow louder among developed and developing nations as natural disasters and extreme weathers continued to intensify. A known key contributor to climate change is global warming as a result of uncontrolled carbon emissions from industrial practices and urbanisation. As a leading industry player in the property development sector, Tropicana works to continuously inculcate efficient energy consumption measures and reduce carbon emissions throughout our value chain . Our main office, Tropicana Gardens Office Tower, located within the Tropicana Gardens township was designed to achieve GBI Silver certification which requires provisions for energy efficient features to receive the award. Please refer to Page 141 for a complete list of our buildings that have successfully received certifications for environmental stewardship. This year, we disclose the electricity consumption for two of our key developments – Tropicana Gardens Office Tower and Tropicana Gardens Mall. The goal is to set a baseline year of electricity measurement and continue to monitor consumption trends over a period of time for effective management to measure carbon emissions and implement strategies that will enhance the efficiency of our energy use in the years to come.
