With a growing population and scarcity of natural resources, we recognise the importance of providing high quality homes at our well-planned integrated developments and townships whilst safeguarding the environment. Environmental Conscientiousness: ENV IRONMENTAL INI T IAT I VES AND MEASURES Protecting the environment has always been an important focus for us at Tropicana. Our continuous efforts to uphold our environmental commitments have won us various awards, with the most recent being the Property Guru Asia Property Awards (Malaysia) 2017 Best Green Award for Tropicana Gardens project. In addition, The Residences obtained its Green Building Index (“GBI”) Malaysia Gold rating whereas Tropicana Avenue is a Gold GreenRE certified project. Designing integrated developments and townships that leave a lasting positive legacy has always been important to us. Hence, we ensure we take proper measures to avoid the disruption of the local biodiversity and safeguard the natural species of the area. In fact, the integration of environmental consideration can be seen across all our developments, from initial conceptualisation to the final construction stage; we have always been guided by these two questions: “How can people live in this space as a community?” and “How can we create a balance between man and nature?” Tropicana’s sustainability efforts are centred largely on biodiversity preservation, energy efficiency and the use sustainable construction methods. For instance, we use system formwork construction for all high-rise buildings to reduce site wastage. We also ensure that the total green and open spaces across our townships exceed the industry practice of 10% as depicted below. Average Green Area Projects Average Green Area (%) Tropicana Metropark 17.89 Tropicana Heights 33.41 Tropicana Aman 20.35 The green energy concept in Tropicana Metropark features windmills that power water turbines as part of the Central Park’s natural filtration system Below are some of Tropicana’s environmental measures at our int egrated developments and townships: • At Tropicana Metropark , the biodiversity in this former industrial area was increased by converting the once-desolate land into sprawling greens, in addition to the construction of wetland cells at the development’s Central Park. The property gallery utilises energy savings facilities such as open-air washrooms and artificial lighting mode, resulting in only 20% energy usage. • At Tropicana Grande , this once-former brownfield has been transformed through planned land-clearing techniques that minimises total bare earth. Sustainable construction methods were used, including system formwork, lightweight blocks and efficient selection of tiles to avoid wastage. • Tropicana Gardens has been awarded with the GBI Malaysia Gold rating. This development has in place climate control design strategies to create a cool microclimate that discourages heat build-up, promotes mass cooling, encourages natural ventilation and maintains solar gains. • Tropicana Avenue has been awarded the Gold GreenRE. Rainwater harvesting units and motion sensor escalators are used throughout the development, in addition to carparks that are monitored by carbon dioxide sensors. • Tropicana Heights was successfully redeveloped, with original golf terrains reshaped to include a good flow of waterways, vistas, hills and valleys. More than 150 original trees were retained and replanted at the development’s green areas. Apart from the central park, each community precinct has access to their own community parks, and accounting to more than 50% of green spaces within the precinct. • Tropicana Aman was designed to ensure the balance between man and nature is maintained. The overall development is ringed in by 100-feet wide tree-lined boulevard, with a Central Park being the green lung of the development, complete with 2,400 native and tropical trees. Residents have access to biking trails and jogging paths that have been built around the development and the parks. 1. Maintain the Golf Course and its landscaped features by constantly increasing greenery and promoting the importance of conserving our green environment to Tropicana’s members and visitors. Maintain the landscape along Jalan Tropicana Utama for public use. Ponds at the Golf Course are provided with an aerator to improve the water quality. 2. There is a dedicated nursery, consisting more than 5,000 plants of over 30 different species, to propagate plants that will further enrich the ecosystem at Tropicana. 3. Usage of tube well water for Tropicana’s Clubhouse to help save water. SUSTAINABILITY STATEMENT SUSTAINABILITY STATEMENT • Tropicana Aman’s Cheria Residences in Kota Kemuning, Shah Alam, offers residents PanaHome features. Unlike the conventional construction approach, PanaHome is a new hybrid approach based on state-of-the- art Japanese technology and the W-PC construction methodology. W-PC is an industrialised pre-casting technique used based on the structure of conventional methods. A non-welding method, it ensures that build quality can be controlled and assured. There is also less reliance on the human factor for on-site construction quality, which in turn prevents wastage and improves production time. PanaHome also redefines the standards of comfort, health, safety, and security and are built with careful consideration of the regional climate and culture. Each home will have its own PURETECH system for indoor air quality management as well as smart security and monitoring systems.
